lakenheath - phase two...
When YDP bought the Lakenheath site it had two half-finished houses and planning for seven more. We have now completed the first two houses to our usual high standard and sold them for reasonable prices. After a somewhat unprepossessing start in life, both homes now look rather splendid following some imaginative landscaping and the YDP treatment.
We reviewed the planning consent we inherited and felt that the design of the remaining houses was not in keeping with the original Hall on the site and was nothing like the two we had already sold. In conversation with the planners it was immediately apparent that they agreed and would welcome a fresh application with design and materials more in keeping with the local vernacular.
The planners did however demand that the new properties be fully compliant with today’s regulations, not least with respect to noise insulation. There is a USAF base at nearby RAF Lakenheath and jets fly over the area on training sorties a few times a week… and they make a lot of noise! We have been tasked with making our new houses compliant with the latest noise level rules - not only those of the Local Authority but also those laid down by the MoD!
As ever, our new houses will be finished to the highest standards - underfloor heating throughout, the ground floor finished in either limestone or solid wood, and upper floors carpeted. High-end kitchens and bathrooms will be fitted as standard. Each house will sit in a landscaped plot of between 1/3rd and 1/2 an acre. Our intention is to find a buyer before each house is built, giving each the option to design their own home. Whilst it will not be possible to change the external appearance or layout of the houses - each has been carefully designed to fit into the wooded landscape with minimal disruption to the trees - each buyer will be able to personalise the interior layout and fittings.
The first of the Phase Two houses (plot 17) will come to market in autumn 2020 and other houses will follow.
