The company was offered the opportunity to undertake a complete refurbishment of a lower-ground floor flat in Queens Gardens, W2. More photos of this beautiful flat can be seen here.
Normally, given Yellow Door’s preference for, and track record in, new-build projects, this project would not have been of great interest; however, due to the following factors we decided to take it on:
· Queens Gardens is walking distance from our offices.
· We have an excellent (primarily Albanian) team of tradesmen with whom we have haven’t worked since our projects at ‘The Follies’ and ‘Over Road’.
· We were able to buy the flat at a good price as it was totally unmortgageable due to its totally dilapidated state. Despite its excellent location and consequent market appeal, it was out of the question for even the most adventurous buyer because the condition was so appalling and the renovation so challenging.
Queens Gardens is a beautiful, quiet London Square that has undergone extensive refurbishment over the last twenty years or so. The buildings are classic 5/6 storey Victorian stucco-fronted houses.
The flat had been stripped back to the bare brickwork prior to our ownership. Yellow Door undertook extensive damp proofing works, a full rewire and replumb, installed a high end kitchen and two marble tiled bathrooms. Solid wood floors throughout and the restoration/replacement of many period features which blended surprisingly well with the modern fittings.
