At the point of purchase, this property was a complete wreck and had it not been 'Grade II listed' it would have been very tempting to knock it down and build new. However, even in its dilapidated state its potential was clear. Outline planning permission was obtained for 10 flats.
The property had no roof and had been left open to the elements for some months. In consequence it was riddled with wet and dry rot.
To begin its development, YDP erected scaffolding and put a tin roof on the building to provide temporary cover. The building was then gutted and left to dry out. At the same time, all of the rot-infested timber was cleared and the timber that remained was chemically treated to prevent further infestation.
Detailed planning consent was obtained which slightly improved the original scheme, but still with 10 flats. YDP was then approached by a local builder with an offer to purchase which showed a profit very close to that which had been anticipated once the development was carried out. With creative reluctance but financial enthusiasm, YDP sold!
The finished development of YDP's scheme was a great success.
