12 flats in harold wood...

harold-wood-plansHarold Wood was a complicated project that involved the purchase of three separate properties to create a site on which planning for 12 flats could be obtained.

The site was assembled from the combination of a light industrial unit, a disused orchard and a part of the rear garden of a nearby house - which YDP purchased and then resold immediately after resizing the garden.

YDP then worked with Osel Architects who, after lengthy discussion with Havering District Council, created a hugely imaginative scheme that was given consent and won the enthusiastic support of all members of the local community.

harold-woodYDP was then approached by a local housing association which believed the site would be better suited to flats for displaced young people. As they were prepared to pay a price which gave YDP a healthy profit and obviated its obligation to make a 'S106 payment', a deal was struck.

The final construction, whilst not as aesthetically pleasing as the original scheme, has nonetheless been of great value to the community and was made possible by YDP's site assembly.

YDP sees sustainable development (SD) within the building industry as key to tackling the linked challenges of climate change, resource use, economic prosperity and social well-being. SD is designed into each of Yellow Door’s projects and it views the stipulations of its Planning Consents as a social responsibility and not a burden. YDP always seeks to exceed statutory requirements in respect of insulation, alternative energy sources and water conservation.
